We’re a multifaceted strategy and research firm focused exclusively on housing and primarily on California. We aim to operate at the forefront of housing ideas, and actively work to identify clients and projects who are seeking to build bridges to new possibilities.

Our specialties within housing include:

• Coalition building and the internal politics of the housing industry

• Housing tenure innovations (shared equity homeownership, mixed tenure) 

• 3P+ approaches and other comprehensive ways of seeing housing

• Social housing and other system change approaches

Our services generally fall into one of two categories - strategic planning and research. This work can range from ongoing, multiyear engagements where we function in an ongoing supportive role to one or more members of an organization, or discreet one-off projects, which can be as short as a few hours. We write short research briefs and build large multi-stakeholder data infrastructures and everywhere in between.

We particularly love supporting both individuals and organizations simultaneously, and incorporate coaching and organizational development learnings alongside our housing expertise. We’re part of the housing industry, and approach each project as a partnership that will hopefully have long term positive impact on California’s housing system.

We also love working as subcontractors to other consultants, and pride ourselves on offering everyone the highest quality housing expertise on time and on budget. We will always reach out to partners in the industry if we think someone can do something better or more efficiently than we can.
